Yes , if you do your own plumbing your house can still be insured. It basically depends on insurance company from which you are taking house insurance. They will send the specialist to check the plubming done by you and if they found the plumbing good enough as per their criteria they will include the plumbing in house insurance . some companies only includes plumbing done by a genuine plumber. Q. I need to know about "galvanized steel plumbing" for insurance purposes?
i am wondering why my insurance company wants me to insure that there is no galvanized steel pipe in the plumbing system in the house i am trying to buy????any idea??


guess would be that galvanized plumbing is old hat and since it's time has passed and steel is corrosive with water it is probably leaks and water damage the insurance company is looking into before selling you a policy.

Q. Why do i have to pay the plumber myself when im insured?
i have a unsolved leak in my bathroom, the plumber is trying to work out where it is coming from, but is unsuccessful so far. i have contacted my insurance company and they will repair any damage, but will not pay for the leak to be fixed, why not?? it is looking like it has been a long standing problem, originating from original installation, we only bought the house 3 years ago and have been unaware of problem, so how could we have repaired it? im confused!

Homeowners insurance will pay for the damage but not to fix the plumbing. That is what your "home warranty" is for. That covers many things that are excluded from your home owners insurance. Most people get a home warranty when they buy a house as part of the closing costs. It runs about $400 a year. Typically, people let these expire after the first year. If you still have yours, give them a call. You will need to use one of their approved service companies for the repair so you will probably have to pay for the work already done by the first plumber out of your own pocket. What ever you do, make sure to get references on any plumber that you use and check to make sure that they are licensed, bonded & insured before you ever let them start working. There are plenty of people out there that call themselves plumbers that really aren't!

Q. Plumbing question -- can a shut off valve open on its own?
we are decorators working on a 35 year old home. as part of the re-decoration the kitchen counters were to be replaced. a professional licensed, insured handyman removed the counter top and the sink and closed the shut off valve under the sink tightly. the job continued for 5 days without incident, but on the sixth morning the water was flowing out of the hot water pipe from under the sink and the shutoff valve was completely open to cause a lot of water damage. the house is empty and is being re-decorated in a desperate attempt to sell. an insurance adjustor who inspected the shut off valve suggested that it opened on it own? can that happen? can a shut off valve open on its own?


No matter what type of valve it is, it is immpossible! Who was down there that day working when it happened? Unless they just came out with some new valve last night, no valve will open on its own. That's what a valve is for!!! Good Luck!

i just checked my mail and discovered a check form my insurance company paying on a claim of damages to a rental property i invested in 3 years ago . i never saw more then the first and last months rent . i picked an addict who i knew would damage the property much more then it already was . by the time i evicted him and his friends they had removed the fixtures and plumbing along with the electrical wiring and anything of value creating over 90,000 dollars worth of damages . i only paid 65,000 for the house but insured it well for replacement cost . after i sink 30,000into materials and do the work myself renovating the property it will sell for over 125,000 . original investment 65,000 insurance check 90,000 future profit after repairs 60,000 total profit 120,000 dollars . america is indeed the land of opportunity .


You're right...those addicts should have been put in government subsidized housing, then we could all pay when they tear out the fixtures.

Q. My pool is insured but my homeowners insurance won't pay, why?
i have a pool that came with a house i purchased. after some maintenance i discovered the pool was losing about an inch of water a day and that the spa was draining (through the wall) into the pool as well. i filed a claim, they sent out a plumping guy, not a pool guy who said it doesn't look like a pipe leak. he advised a dye test but my homeowners (fidelity) is denying the claim based a plumber eyeballing the whole thing. what can i do?

Q. Calling all plumbers - i need help....?
my toilet is taking ages to fill back up after flushing, my plumbing is insured with british gas so i phoned them and they sent dyno-rod out, and the plumber said i had no stop tap for my toilet at all inside the house. there is a stop tap for the kitchen and bathroom sink, but it doesn't shut off the water to the toilet and bath taps for some bizarre reason. he then said i would have to call an in dependant plumber to turn the water off from outside (as they are not allowed to do that under my insurance) and once the water was off call them back out and they'll replace the washer. he said "it's literally a 5 minute job". is it possible i can change the washer myself and turn off the water from outside (i am a 25 year old female living in the uk) as plumbers are expensive and i've not got a lot of money, and there are no males in my life who could help me. thanks to anyone who can help me!!!!

two of these answers are WRONG loo's can be fed from the cold mains OR from the tank in the loft, in the past 30+ years its usually the mains. if the bathroom is fed from the loft there should be an isolator in the loft or airing cupboard but sometimes they dont get put in there may be a stopcock in the loo for the wc and basin as well as one in the kitchen, or there may not. i would also call to check the policy wording on what they are allowed/you are paying them to do good answer above re they should be able to freeze an isolation, especially a big concern like BG,dynorod, poor

i am buying a home which is 3 years old. i understand they have insurance to cover plumbing problems, dishwashers, etc. but, i am only interested in insuring the house for structural problems (which would be more serious than dishwashers and stoves). can you buy such insurance and, if so, i need some names of these insurance companies.

No such product exists. No insurance company would offer the coverage because of what is termed "adverse selection";. Adverse selection occurs when the only people that are interested in buying a policy are those that have a likelihood of loss. It would be like offering insurance to those who are already ill, to drivers who have lots of tickets or accidents or to owners of poorly maintained homes. Your prospect's would be happy to buy your policies but it would not be long before you would be out of business. I suspect in this case you are looking at an older home that has potential structural problems. You therefore would be very interested in purchasing such coverage because you perceive a chance of financial loss. On the other hand someone purchasing a new home (or at least a newer home) would not be interested in purchasing the coverage because they would not feel that there is a significant chance of loss. So the insurance company ends up in a sure to lose proposition. Those who perceive a significant chance of loss buy the coverage and those that don't perceive a possibility of loss don't buy the coverage. The insurance company is only able to sell coverage to those that are likely to have a loss.

Q. Why are my parents so stupid?
they have 0 financial intelligence. they gone through banktrupty twice and foreclosure once. they are stupid when it comes to money. my mothers mother recently died and they collected nearly half a million dollars, thankfully they invested with two reputable financial advisors, they bought a house and refinanced for a great rate. but they just spend money like idiots. we just moved into a modest house, built in 2000 fully landscaped, they want to redo the landscaping, so they feel like shelling out over $7,000 for a new landscape. our garbage disposal got clogged, rather then attempting to fix it they decided to call a plumber at $50/hour; i went under the sink and fixed it in 10 minutes, and then cancelled the plumber. we have a piano that we have been storing at a friends house for the past few years and my mom would like it for sentimental reasons, i said, i can move it for $50. no they insisted, we are having a piano mover to take care of it for $150, why? because they are insured. cvass20: thanks for your advice, i used it and took the money. do you have a truck to take the bodies out to the woods?


My parents aren't like that. I think I know what you mean though. All you have to go is say..."Hey...in the year 2020 I will pay more in taxes then you will make in your life" By the way I am planning in killing my parents to get their money. If you help me we can split it. YES I DO HAVE A TRUCK, PERFECT.
