Candles - the most comman start of fires, in the home. Insurances have thus discovered this and will refuse to pay out any insurance. However do not try and be smart and not disclose this fact because the insurance companies will send in the specialists to investigate the casue of the fire, in which case pardon the pun you will have burnt your fingers! So the question then is are you able to apply for candle insurance? For businesses like restaurants and hotels this is possible but only at a high fee. Kelly Richardson

Q. Do i have to pay if the house burns down?
i'm renting (uk) and wonder if i had to pay anything in case of fire. the contract we have with the company that owns and rents this says nothing about fire damage. who needs to pay for b) fire damage on house c) damage from fire fighting (e.g. water damage) on documents, furniture etc d) cost for fire brigade e) other costs i'm also not too clear on who has to pay what if the fire was partly caused by us (e.g. through candle fire. any advise wheather it is wise to take up insurance would be greatly appreciated... many thanks!

It all depends on the contract you have with your landlord. Usually, as the landlord owns the property he/she will insure the structure (house). If the house is let as furnished then the furniture and fittings may well be insured. If you have your own furniture then you would have to insure it yourself - contents insurance. Any personal effects that you have should be insured by you under contents insurance. The same thing applies to documents. Water damage to the building would be covered by the landlords policy under a condition called 'proximate cause' which basically means that the damage was caused as a result of dealing with another insured risk. I'm not sure what you mean by a fire being 'partially caused by us' if it was a candle fire you would be totally responsible for the fire - you lit the candle - you left it unattended you therefore would be responsible. It is important that you realise that you have a 'duty of care' to the owner of the house e.g. you can not store unreasonable amounts of flammable material within the house. Best advice is you look at the rental agreement (and I do hope you've got one -either with the landlord or his agent) and then get some insurance cover for your contents within the house.

Q. My investment house is in danger! our tenant is careless, causing burns to the carpet, walls, and has even?
caught her curtains on fire with an unattended candle. i'm scared to death that the next time will be be it. i have to make sure i have proper insurance, and what i can do. i have called the courthouse about evicting, and they say as long as she pays her rent i'm stuck. i have a landlord policy on the house, and i have required her to get a renters policy. any other ideas? can anyone tell me what would happen if she caught the house on fire again and it was more catastrophic? i'm panicked! the tenant is in her 4th month of a 12 month lease, the renter's policy is current, i check every month.. i'm just really worried that she'll burn the house to the ground and i'll be screwed. i'm afraid that the insurance won't pay for the damages since she has a history of being careless. i am curious to know if i would be covered due to her carelessness. the city is no help, i would rather her just move (today!) but they say i can't do anything.

you are smart to continue to make sure her renters policy in force. check to make sure she had liability on that policy too!!! as for your policy...talk to your agent. since you have a landlord policy you need to make sure EXACTLY what you are covering. some are very basic policies. You need to be sure you have the property insured to replacement cost and that YOUR contents are covered. (ie: appliances, any furnishing you have in the home). check your lease with her...did you put in any type of clause that gives you the right to evict if she is damaging the home? (do it next time) these types of tenants are very dangerous to YOUR well being for insurance purposes. If she does something to cause you to have to file claims while she lives there, you can have a problem finding insurance on the home in the future.
